When an account holder at Valon dies, the executor contacts the Valon Customer Service (deceased borrower / property transfer) (855-218-3690) to report the death and request the balance as of the date of death. The balance is a claim against the estate: it is paid from estate assets, in the order the state sets, before anything reaches the heirs.

Determine your relationship to the property, which sets which application you complete:
  • Successor in Interest: ownership of the property was transferred to you and you now appear on the deed (for example, through the death of a co-owner or a relative).
  • Executor of Estate: you are responsible for managing the deceased's estate and assets, whether by the borrower naming you in a will or by appointment after death.
  • Successor Trustee: you have taken over management of a trust that holds the property, appointed before the grantor's death or inheriting the title after.

Once Valon verifies the relationship, you gain the same power as the borrower — you can access the account, make payments, and receive all communications about the loan — without being subject to collections communications or negative credit reporting, because you are not personally liable for the debt. There is no fee to apply.

Choose how to handle the loan:
  • Continue the existing payments. Under the Garn-St. Germain Act, transfer to an heir who occupies the home does not trigger the due-on-sale clause, so an inheriting relative can generally keep making the current payments without paying off the full balance. Making payments is encouraged to avoid foreclosure even though you are not personally liable.
  • Apply to assume the mortgage and become the primary borrower — a separate step that reviews credit and income and does take on personal liability.
  • Refinance the loan into your own name, subject to qualifying on credit, income, and assets.
  • Sell the home; the outstanding balance is paid from the sale proceeds at closing and any remainder passes to the heirs.
  • Pay off the loan. Request a payoff statement through the online account or have an authorized third party email payoff@valon.com; Valon sends the statement within 5 business days. Payoffs must be made by certified funds (wire, Real-Time Payment, certified check, or cashier's check).
