Valon services loans, which means at death the focus is settling what is owed. The estate notifies Valon, provides documentation of authority, and works through payoff or the loan-specific options available to survivors.

Frequently asked questions

No. A successor in interest, executor of estate, or successor trustee gains the authority to manage the account and make payments without being personally liable for the debt, so missed payments are not reported against your credit and you are not subject to collections communications. The home itself remains collateral, though, so Valon can foreclose if payments stop. Making payments is encouraged to avoid foreclosure. Personal liability only arises if you separately apply to assume the loan.

Yes. You do not need to assume the loan to continue living in the home and making payments if you qualify as a successor in interest, executor of estate, or successor trustee. Under the federal Garn-St. Germain Act, transfer to an heir who occupies the home does not trigger the due-on-sale clause, so an inheriting relative can generally keep making the existing monthly payments. Assuming the loan to become the primary borrower is a separate, optional step that involves a credit and income review and takes on personal liability.

Request a payoff statement through the online account, or have an authorized third party such as a title company email payoff@valon.com with a signed authorization; Valon sends the statement within 5 business days. Payoffs must be made with certified funds — a wire transfer, Real-Time Payment, certified check, or cashier's check. Certified or cashier's checks are sent to Attn: Cashiering, Valon Mortgage, Inc., 14647 S 50th St, Suite A-150, Phoenix, AZ 85044, and may take up to 14 days to be received. You can also refinance or sell the home to pay off the balance.
