What happens to Neighbor earnings when someone dies

“We may, in our discretion and without liability to you, with or without cause, with or without prior notice and at any time: (a) terminate these Terms or your access to our Site and Services, and (b) deactivate or cancel your Neighbor Account. Upon termination we will promptly pay you any amounts we reasonably determine Neighbor owes you in its discretion, which Neighboris legally obligated to pay you.”¹

Under Terms section 9.12, a renter's items in a host's space are deemed abandoned only after the booking has been cancelled or terminated, so the estate of a deceased host cannot lawfully clear the space first.¹

A host must give the renter 30 days' notice before ending a booking. Ending it with less notice refunds the renter's most recent monthly period, forfeits that month's host payout and can carry a $60 termination fee.^{1, 2}

Terms section 16.4 requires the host to cooperate with Neighbor on any eviction, sale, auction or removal and to provide requested information and access.¹

Once a renter has missed a payment for more than 30 days, Neighbor's Trust and Safety team asks the host for 4-6 photos of the stored items within 5 days and to restrict the renter's access unless Neighbor says the renter has paid.³

The host is asked not to touch or move the renter's belongings. The auction is run online, the final host payout follows once the items are removed, and obstructing the auction can delay or forfeit host payouts.³

Neighbor charges the renter at the start of each 30-day rental period and releases the host payout through Stripe at the end of it, so a host who dies partway through a period can have rent collected and not yet paid out.⁴

A payout appears in the connected bank account in about two to three business days, less a 4.9% plus $0.30 processing fee. Funds already deposited are recovered from that bank account with the estate's other financial accounts.⁴

Under the "Host Payout Guarantee" in Terms section 9.9, Neighbor compensates the host for up to two months of Space Fees, net of processing fees, if the renter defaults on a confirmed booking of $500 a month or less whose first month was validated and received.¹

The Terms state that a host who does not cooperate with Neighbor on an eviction, sale, auction or removal voids the "Payout Guarantee".¹

A renter's card on file is charged automatically at the start of each monthly period and the reservation renews until it is ended; a failed payment is retried every 48 hours, and a late fee applies after ten days.^{1, 5}

Under Terms section 16.1, once fees go unpaid for 60 consecutive days Neighbor may deny access, terminate the booking on three days' notice to vacate and enforce its lien by seizure and sale, including an online storage auction or the sale or towing of a stored vehicle.¹

Deactivating keeps the account and is done by contacting Customer Support and asking. Deleting an account is done from the holder's own profile, is permanent and deletes all history of the account.⁶

The Terms let a member cancel a Neighbor account at any time by sending an email to Neighbor support.¹

Ending a reservation, deactivating a listing and deleting the account are in-app controls behind the account holder's login; deactivating the account is also available by asking Customer Support.⁷
