Yes. You can pay off the inherited mortgage with a new loan in your own name, which may change the interest rate and monthly payment. You must qualify for the new loan with your own credit history, income, and assets. Refinancing can also free up funds to buy out other heirs and take sole ownership.

The home can be sold to pay off the mortgage. The outstanding loan balance is paid from the sale proceeds at closing before any funds go to the heirs, and the remainder is distributed according to the will, trust, or probate court. If the payments are not affordable in the meantime, heirs can ask the servicer about loss mitigation, such as a loan modification, to avoid foreclosure while the home is listed.
